Grey Structure in Lahore: Cost Per Sq Ft Explained

If you are planning to build a house in Lahore, the first price you will hear from contractors is usually the grey structure cost per square foot. In simple terms, the grey structure is the bare skeleton of your house: the foundations, walls, roof slabs, plaster and basic concrete work, without any finishing such as tiles, paint, kitchen fittings or woodwork. In Lahore in 2026, a reasonable planning estimate for grey structure work is roughly PKR 2,800 to PKR 3,800 per square foot of covered area, depending on the quality of materials, the design of the house and the rates of labour and steel at the time you build. That range is a budgeting guide, not a fixed quote, as material prices move through the year.

What a grey structure actually includes

A complete grey structure starts below the ground and ends at the roof. It includes excavation and foundations, brickwork or blockwork for the walls, reinforced concrete columns, beams and slabs, and the staircase structure. It also covers plaster on the walls, the basic water tank and sewerage lines laid during construction, and the roof treatment that keeps rain out. Electrical conduits and plumbing pipes are usually fixed inside the walls at this stage, even though switches, fittings and sanitary items come much later. When a contractor says grey structure, this skeleton is what they mean, and everything that makes the house look finished sits on top of it.

Builders separate grey structure from finishing because the two stages behave differently. Grey structure costs are driven mainly by steel, cement, bricks, sand and crush, plus skilled labour for shuttering and steel fixing. Finishing costs depend heavily on taste: one family may choose basic tiles and simple doors, another imported tiles and a designer kitchen. Pricing the grey structure separately lets you compare contractors fairly on the same skeleton, then control finishing yourself. If you are still choosing land, browse current plots in Lahore first, because the size and shape of your plot decide the covered area and therefore the total grey structure cost.

Grey structure cost per square foot in Lahore in 2026

As a 2026 planning estimate, most straightforward houses in Lahore fall in the PKR 2,800 to PKR 3,800 per square foot range for grey structure, with simple designs near the lower end and heavier designs near the upper end. A double-height lobby, extra-large spans, a basement, or a complex front elevation all add steel and shuttering, so they push the rate up. A simple rectangular plan with standard room sizes is usually the cheapest to build, because it wastes less material and less labour time. Always ask whether a quoted rate is for covered area only or for the whole plot area, because the two give very different totals, and confirm in writing what materials are included.

To see what this means in practice, take a 5 Marla house with about 1,800 square feet of covered area. At PKR 3,000 per square foot, the grey structure would be roughly PKR 54 lakh, and at PKR 3,500 it would be roughly PKR 63 lakh. A 10 Marla house with about 3,000 square feet of covered area would be roughly PKR 90 lakh to PKR 1.05 crore on the same rates. These are budget estimates, not contractor quotes, and your final figure will depend on your map, your soil, and material prices when work starts. Keep a contingency of at least ten percent on top of the estimate, because small changes during construction are almost unavoidable.

The stages of grey structure work, in order

Grey structure work follows a clear sequence, and it helps to know it before you sign a contract. First comes setting out the plot and digging foundations, followed by concrete footings, columns and the plinth. Then the brickwork rises floor by floor, with beams and slabs cast at each level, and the staircase built as the structure goes up. After the roof slab, the team completes plaster inside and outside, installs the basic water tank, and leaves the house weather-tight. Each stage is usually checked and paid for in parts, so ask your contractor for a stage-wise payment schedule instead of paying a large amount upfront.

Time matters as much as money here. A 5 Marla grey structure often takes four to six months, while a larger house can take seven to ten months, depending on weather, labour availability and how quickly materials arrive. Rainy weeks slow down concrete work, and a shortage of skilled masons or steel fixers can stall a site. A realistic schedule in the agreement, with a penalty or a clear remedy for long delays, protects you far better than a promise of an unrealistically fast finish. Visit the site at each stage, or ask for dated photos if you live abroad, so problems are caught early.

What grey structure does NOT include

Many misunderstandings come from assuming grey structure means a livable house. It does not include floor tiles, wall paint, doors and windows fittings, kitchen cabinets, wardrobes, bathroom fittings, false ceilings, or electrical switches and lights. It also does not normally include boundary walls, the main gate, or the finishing of the porch and driveway unless your agreement says so in writing. Before you compare two grey structure quotes, line up exactly what each one includes, item by item, because a cheaper quote that leaves out plaster, the water tank or roof treatment is not actually cheaper.

Finishing is often where budgets break, so plan for it from day one. As a rough guide, finishing can cost as much as the grey structure itself, and sometimes more, depending on your choices. If your budget is tight, build a slightly smaller house well rather than a larger one you cannot finish. You can read more about the full journey from plot to keys in our other construction guides on the blog, and if you are weighing a ready house against building your own, compare both options calmly before you commit to either path.

How to keep grey structure costs under control

The cheapest way to control cost is a good map. A simple design with standard room sizes, fewer projections and a sensible staircase position saves steel, bricks and labour without making the house feel small. Get at least two or three written quotes for the same map and the same material specifications, and ask each contractor to name the brands and grades of steel, cement and bricks they will use. Visit one or two of their completed houses if you can, and talk to those owners about quality, delays and extra charges, because a contractor's past work tells you more than any brochure.

Put everything in a written agreement: the rate per square foot, the covered area it applies to, the material brands, the stage-wise payments, the expected timeline, and who pays for extra work if the design changes. Agree in advance how changes will be priced, as most disputes start with a small unpriced change. Keep a receipt for every payment, and never pay the next stage until the previous one has been checked.
